The barn is a Walters Steel Building and was constructed in 2000. When it was built, it was 220’ x 60’ with 14’ side walls. It is white in color with green accent trim and cupolas on the roof.
The Indoor riding arena is 120’ x 60’, it has 12’ x 24’ sliding doors on one end and is open on the other end to the stalls. The arena base is clay with a 5” sand surface. The sand is treated with CaC12 for dust reduction. It features HID high bay lighting. Enclosed lean-tos were added to both sides of the arena, with access to the arena by double swinging doors. Each lean-to is approx. 13’ x 120’, has overhead lighting, is partial concrete, both have overhead doors on west end, north lean-to also has overhead door on east end. There are 10 stalls that are 12 x 10 ft. Each stall has an automatic heated Nelson waterer, hay & grain feeders, rubber mat on floor over top granite dust base. All stalls open into barn alleyway and to paddocks. The Main barn has 3 paddocks, dividing the horses into 3 groups. The paddocks and pastures have 4 strand Electro Braid fencing and is run by a Penmark electric fencer that is on its’ own circuit. A lean-to roof was added to the south side of the barn to provide cover over all 10 stall doors.
There are 2 grooming stalls with cross ties, and an 8 x12 ft. wash bay with hot and cold water that drains into the septic. The barn also features a restroom with a shower. The Tack Room is 16 x 24 ft., has a concrete floor with 14 individual lockers for boarders to keep their tack. It also has a sink and cupboards, a refrigerator, and table and chairs. The farm consists of approx. 73.81 acres of which there is approx. 60 Acres of pasture and hay ground with approx. 30 acres of tillable farm ground. There is 30 acres of pasture/hay ground is planted with 4 types of grasses with an alfalfa mix. It supplies all the hay for the boarders with extra to sell. This brings in extra revenue. The farm has 30 Tillable Acres. The farm is currently rented for the 2019 growing season and cash rent for this year will be retained by the seller.
